El Dorado County

Subdivision Ordinance

Tentative parcel maps: Title 120 (Subdivisions), Article II (Minor Land Divisions) — Chapter 120.48, Tentative Maps (Sec. 120.48.010 et seq.), and Chapter 120.52, Parcel Maps. Confirmed live via direct browser navigation to https://library.municode.com/ca/el_dorado_county/codes/code_of_ordinances?nodeId=TIT120SU_CH120.48TEMA (heading "CHAPTER 120.48. - TENTATIVE MAPS", first section "Sec. 120.48.010. - Application.").

The county's Title 120 was formerly codified as Title 16 (last major revision Feb. 2009, PDF at https://www.eldoradocounty.ca.gov/files/assets/county/v/1/documents/land-use/planning-amp-zoning/so.pdf, ARTICLE II MINOR LAND DIVISIONS: Ch. 16.48 Tentative Maps, Ch. 16.52 Parcel Maps) and was later renumbered 1:1 onto Municode as Title 120 (16.XX -> 120.XX, verified pattern e.g. old 16.16 Improvements = new 120.16 Improvements). Municode is a JS single-page app so a plain fetch/curl of the URL returns an app shell — content was verified by actually loading the page in a browser and reading the rendered chapter heading. The tentative-parcel-map.pdf is Planning Services' own step-by-step guide AND doubles as the submittal checklist (19 pages, includes a submittal checklist with a check-column for required items).

Tentative map review fee: Time & materials, billed against deposits — not a flat fee. Per the current Community Development Combined Fees matrix (fee schedule per Ordinance 5238): Residential/Commercial Parcel Map = Planning $1,000 T&M (deposit) + Stormwater $140 + Environmental Management $283 T&M + Transportation $5,000 T&M + Tech Surcharge $632.32 + General Plan Fee $1,499.78 + Dept of Agriculture $500 if necessary = combined estimate TOTAL $8,555.10 T&M. source · verified 2026-07

Resolves the prior 2025-04 gap: this is the county's current 'COMMUNITY DEVELOPMENT Combined Fees' matrix (file cd-matrix-3.17.26.pdf, internal title 'CD Matrix 10.18.25', published 2026-03-18), linked as 'Fees (PDF)' on the live Planning Fees page (eldoradocounty.ca.gov/Land-Use/Planning-and-Building/Planning-Division/Planning-Fees). Fee-schedule row headers cite Ord. 5238 (Planning/Stormwater/Tech Surcharge/Gen Plan), Res. 187-2019 (EM), Res. 079-2023 (Transportation), Res. 082-2025 (Agriculture). Quoted row: 'Residential/Commercial Parcel Map $1,000 T&M $140 $283 T&M $5,000 T&M $632.32 $1,499.78 $500 if necessary* $8,555.10 T&M'. Direct curl of the PDF is Akamai bot-blocked (403); content extracted via reader-proxy. Matrix notes fees are estimates — 'actual fees will be determined at the time of intake.'

Recording fee: $14.00 first page + $3.00 each additional page (Map Filings for Record — Subdivision, Parcel, Survey & Assessment Maps), per GC 27372 source · verified 2026-07

From the official 'EL DORADO RECORDER FEE SCHEDULE Effective January 1, 2026' (accessed via reader-proxy text extraction; direct curl was bot-blocked but the PDF is a live, current county document). Also lists Regular Recording Fee ($14 first page/$3 each additional), SB2 Affordable Housing Fee ($75, max $225), and Preliminary 20-Day Filing ($35). Only single-sourced (one PDF); no second corroborating document located, though this is the county's own current authoritative fee schedule.

City of South Lake Tahoe

Subdivision Ordinance

Tentative parcel maps: South Lake Tahoe City Code, Title 6 (Development Services), Chapter 6.45 — Subdivision of Land. Confirmed via the live eCode360 chapter tree for Title 6 (Ch 6.05 Advertising ... Ch 6.45 Subdivision of Land ... Ch 6.55 Plan Area Statements, Art. VIII Fee Schedule).

The Subdivision Map Act page (https://www.cityofslt.gov/2403/Subdivision-Map-Act) hosts the application forms: Tentative Map Application, Final Map and Parcel Map Application, Lot Line Adjustment Application, Certificate of Merge Application. The Final Map/Parcel Map application PDF functions as the closest thing to a submittal checklist but is a fill-in form rather than a detailed requirements list; could not confirm a separate, more detailed TPM submittal checklist PDF for the city. South Lake Tahoe sits substantially within the Tahoe Regional Planning Agency (TRPA) region — many land divisions and land-coverage/land-capability determinations require a parallel or preceding TRPA review (see https://www.trpa.gov/applications-forms/) in addition to city subdivision review; this is referenced directly in the city code (e.g. SLTCC 6.55.210 requires 'TRPA land capability, coverage, and unit of use verifications' for subdivision-adjacent applications).

Recording fee: Recording is performed by the El Dorado County Recorder-Clerk (there is no separate South Lake Tahoe recording office) — see county recordingFee above: $14.00 first page + $3.00 each additional page for map filings, per GC 27372. source · verified 2026-07

South Lake Tahoe is unincorporated-adjacent but is itself an incorporated city within El Dorado County; all recorded maps for property within the city still record at the county Recorder-Clerk's office in Placerville, per California Government Code recording-fee authority statewide.
