Subdivision & Tentative Parcel Map Requirements
Municipal code citations, submittal checklists, and fees for the county and its largest city.
Nevada County
Tentative parcel maps: Nevada County Code, Title 13 (Subdivisions), Chapter 2 (Procedure) — Sec. 13.02.150 (standards for recording Final Maps) and Sec. 13.02.160 (standards for recording Parcel Maps). Confirmed via the county's own 'Application and Request for Map Check' form (Form #46), which cites: 'Sec. 13.02.150 and Sec. 13.02.160 of Nevada County Subdivision Regulations provides standards for recording Final Maps and Parcel Maps, respectively.'
Submittal checklist →Municode page is a JS-rendered SPA (returns HTTP 200 but no static section text), so the section citation was corroborated instead via the county's own Tentative Map application packet (Form #9, DocumentCenter/View/12197) and Tentative Map Guidelines (DocumentCenter/View/12198), both of which reference Title 13 procedures directly. Checklist URL is the county's 'Application Packet for Tentative Maps' (Form #9), which bundles the application, guidelines reference, and required attachments; a separate post-approval 'Application and Request for Map Check' (Form #46, DocumentCenter/View/12223) applies before recording.
Figure is from the county's 'Land Use Application Fee Schedule FY23/24' (effective 9/1/23), the most recent version found publicly linked as of verification (2026-07); this is the only source found for the exact dollar figure — the Tentative Map Guidelines PDF (DocumentCenter/View/12198) only says fees 'vary depending on the number of lots' and directs applicants to the Planning Department for the current schedule, so treat as single-sourced. Row cited: 'Tentative Parcel Map (4 lots or fewer) ... $6,322.51 ... Min Fee (P-1A/P-8A/PWENG/P-1ASRV/EH2622)' — a combined Planning/DPW/Survey/Environmental Health minimum fee, not counting per-lot add-ons.
From the Clerk-Recorder's official Fee Schedule PDF, item 13 'RECORDING OF MAPS' (Gov. Code §§27372, 27361.4). Only one primary document was found stating this figure; a web search summary restating the same numbers derives from the same PDF, so this should be treated as single-sourced rather than independently corroborated.
City of Grass Valley
Tentative parcel maps: Grass Valley Municipal Code, Title 17 (Development Code), Article 8 (Subdivision Regulations and Procedures): Chapter 17.81 'Tentative Map Filing and Processing' (§§17.81.010–17.81.140, filing/processing/approval/expiration of tentative maps) and Chapter 17.82 'Parcel Maps and Final Maps' (§17.82.020 Parcel Maps, §17.82.050 Filing and Processing of Parcel Maps, §17.82.060 Parcel Map Approval).
No dedicated Grass Valley 'Tentative Parcel Map submittal checklist' PDF was located (a candidate document at content.civicplus.com/api/assets/d0d06528-... turned out to be Santa Barbara County's checklist, not Grass Valley's, and was discarded). The city's live PDF is the standalone Article 8 excerpt of Title 17, confirmed by fetching and extracting its table of contents directly (chapter/section list above pulled from that file).
From the City's FY 2025/2026 Fee Schedule, line 'M. Tentative Parcel Map Review (+ $100/Lot) ... $3,900.00'. This is the most recent fee schedule found publicly posted as of verification (2026-07); a search for an FY2026-27 schedule turned up only budget-adoption meeting references, not a published fee-schedule PDF, so this figure is single-sourced. Do not confuse with the separate Public Works 'Parcel Map – 4 parcels or less: Actual Cost – Deposit $3,660.00' line in the same document, which is a DPW map-check deposit, not the Planning review fee.
Grass Valley parcel/final maps are recorded through the Nevada County Clerk-Recorder's Office per state law; the city itself does not record maps, so the county recording fee schedule applies. Same single-source caveat as the county recordingFee entry.
