Subdivision & Tentative Parcel Map Requirements
Municipal code citations, submittal checklists, and fees for the county and its largest city.
Shasta County
Tentative parcel maps: Shasta County Code Title 15 (Subdivisions), Ordinance No. SCC 97-3 — Chapter 15.08 "Tentative Maps" (§§15.08.010–15.08.160: application requirements, CEQA/interdepartmental review, advisory-agency hearing, approval/disapproval, appeals, modification, extensions) governs Tentative Parcel Map processing; Chapter 15.12 "Parcel Maps" (§§15.12.010 et seq., beginning with Parcel Map waiver and filing of maps) governs the parcel-map-specific filing/review procedure.
Submittal checklist →checklistUrl is the county's published 'Tentative Map Application Packet' (linked from the Planning Forms & Applications page: https://www.shastacounty.gov/planning/page/planning-forms-applications). Full ordinance text is also mirrored on Municode at https://library.municode.com/ca/shasta_county/codes/code?nodeId=CD_ORD_TIT15SU. Verified live via browser render (site is behind a Cloudflare managed challenge that blocks non-browser fetchers/curl/WebFetch — this is a known bot-block-but-live condition, not a broken link).
Single source (county Recorder's live fee page, rendered and confirmed via browser on 2026-07-04). Page also lists Documentary Transfer Tax ($0.55/$500), indexing surcharge over 10 names ($1.00/group of 10), and other document-specific add-ons that can apply to a recorded final/parcel map package.
City of Redding
Tentative parcel maps: Redding Municipal Code Title 17 (Subdivisions), Chapter 17.20 "Tentative Maps" (§17.20.030 "Application" et seq.) governs Tentative Parcel Map applications; final/parcel map recordation is covered in Chapter 17.40 "Final and Parcel Maps." Per Redding's own guidance sheet, division of 4 lots or fewer requires a Tentative Parcel Map; 5+ lots require a Tentative Subdivision Map.
Submittal checklist →Checklist PDF (Jan 2024) confirmed by direct download + text extraction; contains full 'Application Submittal Requirements' and 'Checklist for Tentative Parcel Map and Administrative Parcel Map Exhibits' sections. Chapter 17.04 (General Provisions) PDF also published separately at https://files.cityofredding.gov/Document%20Center/Departments/Development%20Services/Planning/Subdivision%20Ordinance/Chapter%2017.04%20-%20General%20Provisions.pdf.
Double-sourced: figure confirmed independently in the City's Adopted FY 2025-26 Master Fee Schedule (https://files.cityofredding.gov/Document%20Center/Departments/Finance/Accounting/Adopted%20FY%202025-26%20Master%20Fee%20Schedule.pdf), which lists the same $9,054.00 base under 'Major 2- to 4-Parcel Split — NOT exempt from CEQA' (citing R.M.C. 17.16.030 & Reso 2022-059) and the $519.00 Final parcel map review fee (R.M.C. 17.16.030, Reso 2020-082). An 'Administrative Parcel Map' (CEQA-exempt, e.g. simple lot line cases) is cheaper at $4,752.00 base.
Redding has no separate recording function — its own Map Checklist & Certificates page (https://www.cityofredding.gov/government/departments/public_works/engineering/map_checklists___certificates.php) requires a 'County Recorder's Statement' certificate (citing Gov. Code §66466(c)) on every final/parcel map, and the City's own Tentative Parcel Map guidance confirms the approved Final Parcel Map is recorded at the County Recorder's office. So the fee is the Shasta County Recorder's fee above, not a separate city fee.
