Tuolumne County

Subdivision Ordinance

Tentative parcel maps: Tuolumne County Ordinance Code Title 16 (Subdivisions), Chapter 16.24 "Parcel Maps" (tentative/final parcel map process for 4 or fewer parcels); Chapter 16.26 "Subdivision Maps" §16.26.040 "Submission of tentative map" governs the general tentative-map submission requirement that parcel maps also follow. Chapter text confirmed via Tuolumne County DocumentCenter document titles; full section-by-section text could not be rendered (site returns a Cloudflare bot-check page to automated fetchers) so section numbers below chapter level are not independently quoted.

Chapter documents: https://www.tuolumnecounty.ca.gov/DocumentCenter/View/414/Chapter-1626---Subdivision-Maps (Ch. 16.26) and https://tuolumnecounty.ca.gov/DocumentCenter/View/413/Chapter-1624---Parcel-Maps (Ch. 16.24). No standalone tentative-parcel-map submittal checklist PDF was located on the county site; applications are filed through the Community Development Department's OpenGov permitting portal (tuolumnecountyca.portal.opengov.com). Single-sourced (county DocumentCenter titles/search snippets) — could not fully verify body text of Ch. 16.24 due to bot-blocking.

Tentative map review fee: Tentative Parcel Map — CEQA Exempt: $7,698.00; Tentative Parcel Map — CEQA Non-exempt: $13,172.25; plus $167.50 per lot (septic only) and $129.25 Tentative Parcel Map/Exhibit Map resubmittal fee. Separate Parcel Map checking fee: $2,199.50 (Final Map checking: $5,977.50 + $165.25/lot). source · verified 2026-07

TPM processing in Tuolumne County is a County Surveyor's Office fee, not a Planning fee. Source is the official 'FEE SCHEDULE — COUNTY SURVEYOR'S OFFICE, Effective August 18th, 2025' (the DocumentCenter ID is stable but the file behind it is now titled 'Surveyors Fees 2025-2026'; it is the Fee Schedule link on the County Surveyor page, tuolumnecounty.ca.gov/174/County-Surveyor). Extracted via reader-proxy text extraction (county site is Cloudflare bot-blocked to direct curl). The separate Planning Services fee schedule (DocumentCenter/View/22443, now 'Effective January 2026') still lists only 'Tentative Subdivision Map (subject to CEQA — deposit plus Time and Materials) $18,606.25' and no TPM line, consistent with TPM being a Survey Division fee under Ord. Code 3.40.010(P)(4).

Recording fee: Filing of Official Maps (Assessment, Parcel, Subdivision, Survey): $9.00 first page + $2.00 each additional map page. General document recording: $14.00 first page + $3.00 each additional page (GC §27361). Survey Monument Fee: $10.00 (GC §27585). PCOR penalty $20.00; documentary transfer tax $0.55 per $500 of value. source · verified 2026-07

From the official 'Recorder's Schedule of Fees' PDF (2025 posting) linked as the sole fee schedule on the Recorder's Fees page (tuolumnecounty.ca.gov/1085/Fees), extracted via reader-proxy. Quoted rows: 'FILING OF OFFICIAL MAPS — Assessment, Parcel, Subdivision, Survey - First Page $9.00; Additional Map Pages $2.00'. Supersedes the stale 2020 figure ($13 first page/$3 additional) previously on file. Building Homes & Jobs Act $75 fee (GC §27388.1) applies to real-estate instruments except those expressly exempted per §27388.1(a)(1)-(2).

City of Sonora

Subdivision Ordinance

Tentative parcel maps: Sonora Municipal Code, Title 16 "Subdivisions," Chapter 16.03 "Subdivision Map Application Processes," specifically §16.03.110 "Parcel Maps" (with general tentative-map form/content and processing requirements at §16.03.070–§16.03.086).

Submittal checklist →

Chapter list confirmed directly from Municode's Title 16 table of contents. No separate standalone "checklist" document was found beyond the Division of Land Application packet itself (which functions as the submittal form/checklist for tentative parcel maps, tentative subdivision maps, boundary line adjustments, and mergers).

Tentative map review fee: Tentative Parcel Map (4 parcels or less): 2 lots — $2,615.00; 3 lots — $2,665.00; 4 lots — $2,880.00. Tentative Subdivision Map — $4,547.00. Final Map (Parcel) — $1,094.00. source · verified 2026-07

Re-verified 2026-07: the Rev. 9-1-21 Division of Land Application remains the City of Sonora's current, live-linked application on sonoraca.com/forms/ (PDF re-downloaded and text-extracted; figures unchanged). The city's newer 'Schedule of User and Regulatory Fees' (Oct 2024 council item) was re-checked and still does not itemize planning/subdivision map fees, so the Division of Land figures remain the current published amounts. A Google hit for a 'Planning Building Department Fee Schedule Effective January 1, 2026' turned out to be City of Piedmont's (CivicLive Server_13659739) and was discarded.

Recording fee: No separate city recording fee — Sonora directs all map/document recording to the Tuolumne County Recorder. Per the Division of Land Application: "COUNTY RECORDING FEES ARE PAYABLE BY THE APPLICANT ON ALL MAPS AND DOCUMENTS FOR RECORDING." County map-filing fee is currently $9.00 first page + $2.00 each additional map page (Recorder's Schedule of Fees, 2025). source · verified 2026-07

Re-verified 2026-07: same statement in the still-current Rev. 9-1-21 application (page text re-extracted). Cross-reference the county recordingFee update for the current county map-filing amounts (source: tuolumnecounty.ca.gov/DocumentCenter/View/29533/Recorders-Schedule-of-Fees-2025).
